The Opportunity
Australia’s retirement, aged care, holiday lets, disability accommodation, and hospital sectors are experiencing capacity and bed shortages, driven by demographic growth, affordability constraints, and limited new supply.
This presents a unique opportunity for SDA B.O.O.T.S to capture long-term value through smart building, multipurpose infrastructure, and diversified, socially responsible, and resilient property design and investment.
The Fund
The SDA B.O.O.T.S Fund offers investors the opportunity to indirectly invest in the development of innovative, dignified,
high-quality, barrier-free properties, designed to support people with accessibility and mobility requirements,
healthcare and care providers, and people living with disability.
PNP Property Holdings and Investments Pty Ltd, as the developer-builder, facility manager, and approved SDA
provider, is responsible for the design, development, and long-term performance of the underlying property assets.
Investors gain access to an ESG-aligned asset class that seeks to deliver solid financial returns while generating social
impact and setting a new benchmark in innovative building and short-stay accommodation design.
The Fund provides indirect exposure to secured Bonds issued by PNP Property Holdings and Investments Pty Ltd,
which finance the design and development of premium dwellings.
Income is generated through a diversified revenue profile, including:
SDA tenancy arrangements,
Long-term accommodation demand,
Government tenders,
Hospital outpatient support, and
Holiday and short-term letting markets.
These income streams are supported by participant-led funding structures, sustained industry demand, and the vertically integrated capabilities of the PNP Group.
Secured Bonds
The Fund invests capital in secured Bonds issued by PNP Property Holdings and Investments Pty Ltd (“Issuer”), an entity within the PNP Group. The Issuer seeks to raise up to AUD 10 million to finance land acquisition and undertake the development of two architecturally designed unit complexes on separate sites. These properties will be leased, generating long-term revenue, that will be used to fund the payment of coupons of, and the repayment of the Bonds.

Governance and Oversight
The Fund is overseen by Melbourne Securities Corporation Limited (AFSL 428289) as Independent Trustee, providing regulatory compliance and financial oversight.
In addition, an Advisory Board and Investment Committee comprising independent legal and financial specialists supports the Fund’s governance framework, ensuring transparency, accountability, and investor protection.

Two two-bedroom, two-bathroom (HPS) apartments on level one and four one-bedroom, one-bathroom (HPS) apartments on level two; and
Two one-bedroom studio (OOA) apartments for nurses, carers, therapy use, or family short-term stays.
Located in high-demand, well-connected areas, both projects are designed for strong tenant demand, market resilience, property values, and cross-sector diversification, including potential targeting the $30 billion short term accessible tourism market.
