SDA providers
SDA Provider: How a Registered SDA Provider Works
What a registered SDA provider does, who the registered SDA provider behind SDA B.O.O.T.S is, and how it works with participants and support providers.
The role
What does an SDA provider do?
A Specialist Disability Accommodation (SDA) provider provides the home an NDIS participant lives in. Providers need to be registered to offer SDA, and the NDIA has to enrol a dwelling before it can be used as SDA.
The SDA provider provides the home, not the support a participant receives while living there. That support, such as supported independent living or support coordination, usually comes from a different provider of the participant’s choosing.
Responsibilities
What a registered SDA provider is responsible for
Enrolling the home
The provider applies to enrol the dwelling with the NDIA. A new home must be certified against the SDA Design Standard before it can be enrolled.
Agreeing terms with residents
Before a participant moves in, they make a written service agreement with the provider, setting out the roles and responsibilities of each.
Keeping the home compliant
Once a home is enrolled, conditions continue, such as keeping it in a good state of repair and telling the NDIA about changes.
Our SDA provider
The registered SDA provider behind SDA B.O.O.T.S
SDA B.O.O.T.S works with PNP Property Holdings & Investments, the registered SDA provider. PNP Property Holdings and Investments Pty Ltd appears on the NDIS provider register for Specialised Disability Accommodation.
PNP is not a supported independent living operator. It keeps responsibility for managing and maintaining the home, so the roles of housing and support stay separate.
Working together
How an SDA provider works with participants and support providers
Participants and families
Participants with SDA funding choose their home and pay a reasonable rent contribution to the SDA provider. The provider must let them change providers for their other NDIS supports at any time. Information for participants
Support providers

Questions
SDA provider questions
Does an SDA provider also provide my support?
Not usually. The SDA provider provides the home. Generally, participants choose a different provider for supports such as supported independent living, personal care or support coordination.
How much rent do I pay to an SDA provider?
You pay a reasonable rent contribution. The maximum is 25% of the Disability Support Pension, 25% of the Pension Supplement, plus any Commonwealth Rent Assistance you receive. The amount should be in your service agreement or a separate rental agreement.
Do SDA providers have to be registered?
Yes. Providers need to be registered to offer specialist disability accommodation, and each dwelling has to be enrolled with the NDIA before it can be used as SDA.
