Trends
What the NDIA is seeing
- New builds keep growing. Growth in new-build SDA, with a gradual decline in existing stock, is consistent with current SDA pricing settings.
- Some areas show oversupply. Supply is high compared with need in Melbourne West, Adelaide North, Ipswich, Adelaide South and Logan–Beaudesert, areas generally associated with lower land costs.
- Building type matters. Three-resident houses are the most common building type in participants’ decisions, while recent supply has leaned towards smaller dwellings, including two-resident houses.
- Location matters. Access to community, transport, health services and support networks can influence demand and occupancy.
Queensland
The SDA market in Queensland
New South Wales, Victoria and Queensland together account for 78% of participants with an SDA need. Queensland recorded the lowest growth in design-stage registrations of the larger states (4%), and unlike the other states, most of its planned SDA is outside the capital, reflecting the state’s size and number of satellite cities.
