Disability accommodation
SDA Accommodation for NDIS Participants
Who qualifies for SDA accommodation, how to find SDA vacancies, and how a new SDA home is designed with you.
Who it’s for
Who qualifies for SDA accommodation?
SDA accommodation is for NDIS participants with an extreme functional impairment or very high support needs. SDA is designed to work together with your other NDIS supports, so the NDIA looks at all of them when it decides whether you’re eligible. It asks three questions:
- Do you have an extreme functional impairment or very high support needs?
- Do you have an SDA needs requirement, meaning SDA combined with your other supports will lead to better outcomes?
- Does SDA meet the NDIS funding criteria for you?
An extreme functional impairment means you need a lot of support from another person with daily tasks such as mobility, personal care or self-management, even with assistive technology or home modifications. Very high support needs means you need a lot of person-to-person support for a significant part of the day, with you or available straight away.
The NDIA may ask for reports from an allied health professional, or about your daily support and housing needs. Most participants don’t need SDA, and if it isn’t right for you, the NDIA will talk with you about other home and living supports. Every SDA home must be enrolled with the NDIA, so not every home that calls itself accessible meets the bar for SDA accommodation.
Finding a home
Finding SDA accommodation and vacancies
Once SDA is in your plan, your plan sets the design category, building type and location of the home that’s funded for you.
Search listed vacancies
The NDIA’s SDA finder lists vacancies as providers add them, along with every enrolled SDA home, so you can also ask a provider about future vacancies.
Tell providers what’s in your plan
When you contact a provider, give them the design category, building type and location in your plan. You can talk to as many SDA providers as you like.
Get help to choose
Your support coordinator, local area coordinator, family or friends can help you talk to providers, and the NDIA can fund support coordination if you need it.
Built with you, for you
A new SDA home, designed with you
If you have SDA funding for a new home, SDA B.O.O.T.S can build and design one with you, for you. It starts with an Expression of Interest and a discovery session about your needs, support requirements and ideal location. We then identify suitable land based on your goals and work with you on the design, from layout to the final finish.
You’ll be guided through eight steps from Expression of Interest to move-in, and you can register your interest today.
You inspire. We empower.
